I have been working with an agent for a few weeks now, purchased 2 SFs one for 120K and 1 for 40K, after closing on the second she informed me that she would now have a minimum commission of 2500, and that her commission was increasing from 6 to 7%. Has anyone had experience with this? She has been GREAT, however, I'm a little shocked at her email and feel like I need to find another agent.

I passed on it, had a much better deal come through so it wasn't meant to be!

I believe you have to disclose it in some cities, check with you code, we don't have to in my area, and I haven't ever been asked by any tenants if anyone had died there.

What are your interest rates on your debt? If its high I would pay that first since cash is so cheap to borrow right now, if they are low I would use the 50K to purchase more properties. Not too helpful I know, I personally like not having any debt etc for mortgages on my investments, so I would most likely pay everything off first and then start adding to my portfolio.

@Sara Ant I think it matters some how much you have to invest, you are going to be able to purchase more houses faster in the Midwest if you have 50K thank in Cali. I currently invest in the midwest market and am really loving it. it isn't were I see myself living forever, but my business is doing much better than I dreamed and I can see myself investing here for a long while.
I also wouldn't wait, the rates are so great right now that if your planning on holding for awhile you can't beat the 'free' money that the banks are handing out.

If you have any questions about the midwest markets I'm more than willing to help! Good luck!

@Edgardo Lecona, look for banks that aren't national or only have a 10-30 branches. Good luck!
