You do not. You deposit it to a trust either with your brokerage or the closing attorney (asap) and they determine that. At least this is the procedure in NC. You do not have to do anything with the funds except deposit it and quickly, the longer you hold the check the longer it will take to determine if its valid. Some checks can take up to 10 business days to clear.

They Buyer agreement can come in to play at various times, I'm not sure what the law is in FL (I'm up in NC). Here, the buyer agreement is heavily suggested to be signed immediately to avoid working with someone and showing them homes and investing all this time and energy then at the last minute they decide to buy with their cousins sister that just started in the real estate business lol you get my jist. However, it MUST be reduced to writing no later that prior to writing an offer. Pre-approval is certainly important not just so they know your buying power but for you as well. The worse thing in the world is finding the "perfect" home then not being able to qualify for it. Better you know your options upfront. Glad I could help!

I need a little clarification, are you looking to use both realtors in FL? or one in CA and one in FL. Because if you're investing in two different states, most realtors are bound to the state they reside in though it is possible to be licensed in multiple states. However, if you're looking to use both in FL, I would tread carefully. Most states require some type of Buyer Agency agreement or exclusive agreement to work with said realtor. If you sign for both brokers they'd both be entitled to commission for both transactions, you could possibly be looking at paying 4 commissions... Have you signed any agreements or exclusive right to sell etc? So no, I would not recommend working with more than one realtor.

It is certainly more of a seller's market these days. I've had experiences with listings going within a few hours at full price. Tons of buyers, not many selling or inventory. At least in the areas I specialize in (top school districts) S. Charlotte, union county, fort mill etc. You'd have more luck in the more metropolitan areas Curtis mentioned 28208 & 28216. There's a lot for you to learn when you're here!

If this roommate is not on the lease, and does not pay rent, then he has no rights. He has no authority to be here and can simply be removed via police officer. You can give him a 48 hour notice to remove all of his belongings and call the police to have him removed if he does not comply. I'm not familiar with your state laws but I'm assuming if he's not on the lease he's not supposed to be there anyhow. He's trespassing.

Often times many local places will advertise "Real Estate Classes" however they may not always be recognized per your state real estate board. The best place to check would be your state's real estate commission website and they usually have a link to view the authorized schools. For example, my state NC, under the education for pre-licensing they have a list of all the schools that offer the state approved classes. I'm not sure what state you're in but I'm sure they have something similar.

Hello Bigger Pockets gurus!

For those of you who remember me from my newbie introduction post a few weeks back, I took the plunge to do real estate full time!

Now the question is... Now what? 

I'm in the Keller Williams training class now, I just started. But I'm eager to start lead generating. I do not want to be income-less and this has been, and will continue to be, a subject that gives me great anxiety. 

What has been the best tool for lead generating in your business? 

I have no idea where to begin. My sphere of influence is now aware I do real estate full-time however, I am not on the social media train so I feel I am lacking that extra avenue to reach people. 

Some people suggested Zillow and Trulia etc. How successful have you been using these tools? 

Per the training they suggest contacting 10 contacts per day, not necessarily leads but simply people you know that you can contact to see if either they are looking to buy/sell or if they know someone.

I agree with the previous posts. They are most likely afraid of possible change. Whether that be change in rent, change in landlord, change in current agreements they may have with the current landlord, etc. I would talk to the landlord, see if you can get some sort of backstory. If it's a good deal I would do a little more investigating before calling it quits. Good luck!
