Happy Hump Day!

Looking for advice on how to raise funds for deals less than 75K. I've reached out to several HML and was shot down due to the project being so small. I have a 2/1 under seller finance which I have a 10K balance remaining. Looking to put in 30-35K into rehab. Houses this size are selling for 86-90K and renting for $700+ easy. Looking to use this as a rental or even house hack it while rehabbing, but the FUNDS. Currently don't have access to a PML within my circle, and now my only option is continue to beef up my personal savings, continue wholesaling, and use of credit cards.

What's your take?

Ce'Erra,

In my short experience I've done most of what you mentioned. driving for dollars, yellow letters, and checking local paper for FSBO and probate leads. These have given me a start. I have bought list in the past, but just keep in mine if I so happen to enter the same requirements as you I will get the same list.

Anthony gave great info. Here's my input: There is a ton of FREE info in the forums, Google, and YouTube. Build your network. You'll need a realtor to run comps, title company familiar with wholesale deals, and a contractor to estimate repair cost until you are comfortable to do on own. My preference would be to get a deal first and market it via BP, craigslist, Zillow, etc. Everyone that contacts you for info on that deal is your "buyers list".

@Jarrell Holmes First I think it's awesome that you're taking action. Here is my two cents: run the numbers. What is the ARV? What is the repair cost estimates? How much would you like to make on this deal? Also, it may be wise to check if the tenant is on a lease, and ask to see his rent roll. Normally once the property is sold back taxes or liens will come out of the owners profits.

Another thing: if you get this deal under contract make sure the owner has provided access to the property for your potential  buyers to view.

I believe so. It's no different than real estate agents farming certain neighborhood to send their marketing material. Of course your letter would be worded differently then mine, but if it's professional and mailed on a 4-6 week schedule you're bound to get response.

@Craig Moore First off I'm a wholesaler, but I do believe your marketing could be effective. I would also add since you would house hack this property to keep an eye out  for rent signs you see posted. Give those landlords a phone call to gauge their interest in selling, and continue to follow up. You never know when someone's circumstances may change that will put them in a position to want to sell.

@Chris Little I'm a litter further down from you. Located in Lake Jackson. Not many meet-ups/networking opportunities this way. Most take place in Houston and I believe there is one in Galveston.
