If your using 1-2k to furnish a MTR you can most likely bet youre place will not be rented. It typically costs $11 a square foot, spend on quality staple pieces, coach, beds, the commonly used furnishings.

Awesome! Yes, it’s totally just a different way of looking at the Mid Term rental space. It does take a lot more work, but the cool thing about it is that you’re building a house on your own land, whereas Airbnb and Furnished finder are typically waiting around for clients.

There is definitely a way to build a business by connecting with the companies!

It really depends on the company you’re working with, theres a ton of variables but one thing that pretty awesome is being able to (most the time 2x LTR) sometimes more. 

Most of our contracts range from 3 months to years depending on the corporation connection.

There not reason why you can't 2x ltr - the beat ways to do this are by skipping the middle man (Airbnb, travel nurses) go directly to the companies

what we did is we actually got our cleaners involved in this as one of their tasks. We promoted an individual cleaner to be specifically in charge of cleaning, filling with gas, and managing the calendar.  Calendar management is important but thankfully since these guests or staying so long it makes things quite easy. If you were operating on the short term side, this would be somewhat difficult to maneuver.



I suggest using Turo! But as you build in the space, you may want to get an umbrella coverage as Touro charges 30% or more for insurance coverage.

There’s multiple different angles to view MTR’s. You dont have to be in a large city! What id would do (ive been in the mid term rental space for 7 years) 

Look up how many hospitals there are in your area

Check to see the level ( this ranges from 1-5) 1-2 are higher acuity hospitals tend to have more travel clinicians 

You can do a simple indeed.com search in your market for travel nurse positions the city is currently highering you’ll get a great demand understanding from that alone.

There’s a few ways to do this, first is you can just look at FF comps and go from there. 

Id look at both FF and Mashvisor/Airdna, find comparable airbnbs that have similar stature, size, etc. you can then at a variance ( most 30 day stays on airbnb offer discounts 10-15$ per mo .

EX. If you see a comp on mashvisor that shows similar 3/2 rents for $1000 a mo you can expect to rent 10-15% especially if you connect with agencies and travel nursing companies. You go direct to agency b2b build a relationship.

@Uzma Abdullah I would diversify your portfolio and think about adding Airbnb ‘s, I was in the same situation as you start working with a company called airventure hosting, I am now concentrating now mainly on short term rentals. The returns are far greater
