Have these properties collected STR income for the past 12 months or do you own any other STRs?


 Hi Erik,

Yes, we have 3 with 12 months of history, and 3 with a few months. Airdna can verify the income as well.

Hi!

I am currently looking for the best STR refi lender for 6 STR homes. The homes are singles and doubles. Market value for each home after reno is 175-200k. All homes will cash flow at least 40k-60k per year in popular Airbnb location. Looking for the following:

- At least 80% LTV

- Quick closing

- Appraisal mix of income/residential approach

- Take historical income from existing portfolio for newly finished homes

Matt,

I have used a RE agent for two of my deals and found my other two deals on my own. All are getting 20-30% COC return and are all over the place (Buffalo, Cheektowaga and Depew). South Buffalo seems hot right now depending on where you are looking. I went to the Buffalo auction this October and investors/DYI contractors were buying up South Buffalo. PM me and I can share my RE contact.

Hello WNY,

I'm currently under contract for a 3 unit in Depew, 14043. Turns out the three unit was not a legal three unit, but a 2 unit with 1 unit of commercial space. In order to convert back to a 3 unit residential, the town is asking to install a sprinkler system. Not sure on the details or location yet, but does that sound correct for Depew and a requirement for a 3 unit?

I think Buffalo is a great place to invest. I started last year in 2017 and bought two doubles. One in Parkside and one in Cheektowaga. Both different areas and tenant pool, but both are doing well. I leverage and am able to get the lowest interest rate for mortgages so that definitely helps the cash flow. I'm looking to purchase another property (5+ units) this spring or summer.

The thing that helped me the most was to analyze many properties per day off the MLS. Once I found something that would give me a great COC return I would offer something I felt reasonable and hope for the best.
