Thanks Metodi! Great ideas. I will reach out today. This is for a flip in Upper Lawrenceville 4br, 2 ba, off street parking. Most places like this have an ARV of ~$500-$600k right now based on comps. So it's a big project.

Anyone have suggestions to find some reputable GCs in Pittsburgh, PA. I have spoken to several that are all tied up for the year, and the tool on BG comes up empty. This is for an extensive flip in town (2300 sqft) needing full rehab. I'm trying to get some estimates prior to making an off market offer on the property.

This is my first rodeo...brand new. Really looking for peals of wisdom, avoidable mistakes, general principles. Still putting together a team as well, so good recs for GCs, subs, inspectors, etc. would be helpful.

Hey all, 

I'm a new RE investor here in PGH. I have an opportunity to get into an off market deal that needs a total gut rehab (e.g. still has knob/tube). Any good advice or things to avoid would be really appreciated. 

2200 sqft 4/2 + 2 car garage in Lawrenceville.

Seller wants $190k

Rehab costs: around $200k

ARV: 550-650k, depending on finishings

There is a ton of development like that in the area (lawrenceville, where i live, garfield, east liberty, etc). I think the city gives significant tax breaks to rehabbing old properties, so many people are tearing down to the foundation and building a "fresh" rehab. regardless, zillow has a bunch of lots available in some up and coming areas.
