Have you ever looked into being a limited partner in an apartment syndication? In some cases you can receive cash flow, forced appreciation and a tax sheltering asset without dealing with tenants, toilets or managing the property manager. If you're interested, I recommend you read a book called: The Best Ever Apartment Syndication Book by Joe Fairless.

Something we had to overcome is the speed at which you can do things. Our 200+ apartment building is like a gigantic ship that takes time to turn and point in the right direction. However, once they're on the right track it's a cash cow. We prefer apartments that require repairs. I'm a big believer in forced appreciation. I don't care what the market is doing. If we buy a building in a great location for an amazing price, I know my investors will be pleased in the end.

Have you looked into being a limited partner in an apartment syndication? You get all of the benefits of owning real estate (cash flow, forced appreciation and a tax sheltering asset) while being completely passive.

It depends on what you want your future to look like.

SFH/2-4 units = full time job eventually. You always have to manage the property manager.

Apartment syndications as a limited partner/owning notes (like a bank) are some of the only real sources of "mailbox money" that I know of.

I'm always happy to educate about apartment buildings.
