Have you looked into becoming a limited partner in an apartment syndication? This way you could focus on your job that brings in good income and not have to worry about finding the deal, getting it under contract (while fighting everyone under the sun to get the property) and managing property managers/tenants/toilets? If you're interested in something like this, read the book: The Best Ever Apartment Syndication Book by Joe Fairless or I could talk with you over the phone. I'm always happy to educate :)

I can't speak too much about how the syndicator got everything under contract because we don't specialize in finding the deals or getting them under contract. In this case our company had a relationship with the syndicator and he brought the deal to us. We checked the business plan, verified the market research, created the opportunity packet, and spoke to a couple investors that we had relationships with. Our company stayed on as general partners as investor relations and the investors/syndicators are happy.

I agree with @Joseph Firmin.

$100k is a good chunk of change. Have you thought about investing as a limited partner in an apartment syndication? I don't have any connections with syndicators in Georgia but I'm sure they're around. You have the ability to receive cash flow, forced appreciation and a tax sheltering asset without having to deal with tenants/toilets/managing property managers. If you don't mind me asking, who's the syndicator you're investing with?

1. Our investors didn't team up together to invest into the syndication so I can't help much with this question.

2. There's no way I know of to avoid the CA fee.

3. The K1 process is simple if you have a CPA.

I recommend ELB Consulting. Talk to @Bill S. They're in the process of doing a better job than the last company for a couple of our apartment complexes.

They have a great company that will explain the cost seg report to you. They also tend to find things that other cost seg companies don't.

It would be easier if you had someone over in America who has experience, a team and a strong net worth to sign for the loan. Have you thought about coming in as a limited partner (you only bring cash)?
