if your goal is to "do it all" your going to need to hire lots of people for all these functions. No one does it all! 


 I get where ur coming from. It would be very hard for me to do this by myself. I already have knowledge and experience in those fields and am in process of building a team to take on those main responsibilities and concerns you had. I am looking to work with people together. These people as in there profession; wholesalers, agents, lenders, PM, contractors, ect...

i guess my focus would to be managing the little things that fall through the cracks. I would be making sure everything goes smoothly. I would be handling all the emergencies.

i guess I am looking for recommendations for a book or conversation on wrapping that all together and experiences that they have had.

I have looking for some information on becoming a better operator. Who wrote the book or where should I start?

I want to source the Deal

I want to do the u underwriting

I want to pull the comps

I want to put together the construction plan

I want to line up the financing

i want to implement the construction process

i want to manage the contractors and subs

I want to design the whole flip

I want to rent the property

I want to refinance the deal

I want to hold the property

I want to repeat this and keep getting better!

Any help will be much appreciated! Will love to hear your book recommendations!

 I am also in the same situation as you Chris.  Finishing a reno on my current house and when sell I would be looking for a 4 plex in the area to house hack.  I am also a veteran and thinking of using the Va loan so I could save my capital gains from selling current house and use money on another investment property.  Let me know how your process went and if there was some hurdles you had to jump.  I hope all goes well!
