@joshuamoore thanks for the response. Criteria like "absentee" make sense for single-family, but nearly all 5+ unit multi-family properties are absentee. Any thoughts about criteria that are helpful for 5+ unit multi-family?

I'm starting direct mail for 5+ unit multi-family properties in East Dayton. I pulled 400 properties in total from ListSource. I limited only by zip code and available mailing address for owners. 

Any other criteria you've found helpful? Looking for value add off-market properties. Happy to pass on deals to others here--I can't buy them all!

Any recommendations for an accountant/tax professional in the Dayton area who is familiar with real estate investing? Looking for someone familiar with active/passive income deductions, cost segregation studies, and similar issues. Thanks in advance!

@Sherief Elbassuoni, thanks. I did but they require 5% down which is what I already receive w/no PMI from LoanDepot.

Anyone know of zero down home loans for practicing attorneys? There are similar programs for doctors. I used the LoanDepot program to avoid PMI and house hack properties in Seattle, but that requires 5% down.

Any interest from other attorneys? Happy to pool time/resources to track down good financing options for us.
