Great points you made, thank you for your insight. We are in Philadelphia metro - with hopes of building our portfolio through our local neighborhoods. Although local events have been affected by covid restrictions, hopefully virtual meetings become more available for investors.

HI BP Fam,

Im hoping to gain some insight on the best practices in using ROI's to scale my business. My fiancé & I are currently in works for our first SF house flip. We are using a hard money lender with hopes of a 30%+ return when the dust settles. What are some of the approaches taken to establish a better settings for future flips? ie; eliminate personal debt, invest in better data metric platforms for leads, invest in direct mailing or perhaps join mentoring and mastermind events? All answers are welcomed, thank you!

Hi BP fam,

Its Friday, I hope everyone is fired up for the weekend and feeling successful about the great week that's now behind us. I wanted to jump on here and pick the brains of my successful SF investors. When finding deals and sorting through the properties available in your market. What is your "easy" go to approach in analyzing a property? What are the systems you have set in place to calculate deals? BP calculator, online format calculators, 70% rule, or a personal excel spreadsheet?
