Hi Matt,

Thank you for your feedback. Homednb.com is a fantastic site focused on connecting home buyers with local professionals within the home renovation industry avoiding the pay per lead model. With our free trial subscription, would there be interest on your end in giving us a try at no charge to you? We are seeking to build our platform in a way to best serve local professionals on a greater scale. Your feedback is welcome, thank you!

Hi BP fam,

I am seeking some insight from top qualified contracting professionals, nation-wide.

My team and I have built a website to solve the disconnect between homebuyers and remodeling professionals. However, we find that these professionals are reluctant to our help. What feedback can the BP fam share in correcting this roadblock?

We're currently rolling out a no charge registration trial and would love to connect and reach professions looking to expand their business throughout our platform. SO, LET'S CONNECT!

Hi BP Fam,

I am hoping to better acclimate myself with Construction processes when acquiring a new team for home rehab projects. I hope some established firms can help me better navigate my processes. If you are an established professional within general construction or those who work for design & build firms, I am interested in your insight. I greatly appreciate your feedback & time. I am hoping to become more familiar with national averages.
Thank you, BP fam.

Questions:

1. How far out are your projects booked?

2. Average project sizes?

3. Are a majority of your leads word of mouth, or through online marketing?

4. What is your sales process?

@Zachary Inman - Great suggestion, thank you.

@Nicole Heasley Beitenman & @David Robertson - Thank you both - Although this book is a fantastic read cover to cover - it does not supplement hands on experience. @David Robertson I find that your #5 point is the portion I am exploring at the moment.

@Stephen Kennedy- Great point - however, do you find that sharing you ROI objectives and formulas with your agent is a positive step? Interested in your feedback, thank you.

Hi BP fam,

I am looking to really educate myself with the rehab (cost, materials and labor) aspect of investing. What are some suggestions the community is willing to share on familiarizing yourself both as an investor and an on-site project manager? I am hoping to eventually eliminate the need for an estimator when viewing properties. Any and all insight is welcome, Thanks!

Hi BP Fam,

Im here seeking another round of insight on best investment practices. Any and all feedback is welcome. When considering lower than market value homes to purchase for fix & flips. What experiences can be shared with auction purchases? Thanks!

Hi BP Fam,

Formulas, market trends and the economy oh my. In 2022, there are many varying factors to consider when investing into lucrative markets. What are some mile markers my team should keep in mind as we weed through our property selections? Do strong factors like unemployment, tenant to homeowner ratios in the neighborhood or inflation weigh out aspects like unexpectedly high ROI's, neighborhood ratings and local higher sold comps? All insight is welcome, thank you!

Hi BP fam,

As stated in the title, my fiancé and are navigating through the weeds in terms of understanding whether establishing a business LLC is at large beneficial to our investment projects or not? I am considering aspects such as taxes, hard money lending draws for GC's and additional associated withdrawal or concerns. Any and all inputs are welcome, thank you.

Hi Meryl,

I am one half of an investment flipping team. We are looking to acquire SF properties. We would like your insight on the best practices for building a relationship with our soon to be GC team. Considering our projects to be moderate to full gut rehabs, is it best to network further with subcontractors or depend on our GC to provide subs for all aspects of work to be completed? Any input is appreciated, thank you.

Hi BP Fam,

I am seeking feedback from RE investors at large regarding their approach to managing their projects. Especially residential, what are your approaches to monitoring progress and completion? How often are you on site? Do you prefer to delegate responsibility to 3rd party project/property management teams? This includes in-state and out of state purchases? All responses are welcome.

Thank you, from a "I can do it better myself" passive investor,

Jes
