Quote from @Steven Alvarado:

Hi,

I recently got my primary residence leased out this month. I’m excited about it but lacking the knowledge behind being a landlord and the responsibilities that come with it. Curious if anyone had some Do/Don’ts , specific items to keep track of or wish you had done when you started. Sadly, ill have little to no cash flow on this property due to mortgage vs rent income. I had my property listed September 2021 and while doing research, discovered the possibility of being able to tax deduct for those months while the property was vacant and on the market. I was looking to hire a CPA in the Houston area for next year but wasn’t sure if it was worth doing for 2022 tax season also. My goal is to eventually invest into more properties or businesses to generate more passive income.

1. Be sure you have changed your insurance from an owner occupied to an investment property
2. i believe everyone should use a property manager, if for nothing else, to create the separation between you and the tenant

Quote from @Paul Zofsak:

Hello all, I am getting ready to rehab a condo unit and have been on a 5 year hiatus since my last BRRR venture. I used to use a Sears outlet locally that offered a discount to the investment group I belonged to; Sears is no more and I am no longer part of the group I was before. Other than the big box stores can anyone recommend a good place to buy appliances?

To clarify, the appliances would be for a rental unit, I don't want to rent appliances.

I use Renova Appliances now since Sears went away, may not be cheapest, but they do come through.

That is a very interesting and helpful piece of advice. I didn’t really know that until you mentioned. I’ll look around and see what are the available property manager and services.

right here joe, we do some sales but not our focus. I'm on HAR twice and you can see it for yourself

Looking for a CPA who has experience working with investors and contractors in Houston! Any suggestions?

I wouldn't know any better since I have never used anyone else, but I use Michael Plaks with REI Tax Firm.

"Any good" is a very relative question. I grew up in the area and know it very well and would invest there.

There are parts of it that are in the 100 year flood zone, generally by the bayous/ditches, so need to be careful.

just whatever a contractor says how long it will take, double it, and add 20% to the cost. should get your closer to reality.

theres plenty of investors in houston that do just fine, it's called a flood map.

Quote from @Jenning Y.:

Do not buy in Houston,  unless you know  hurricane zone and flood zone well. In fact, you should not buy in Texas at all,  property tax is too high. Try other lower property tax states.   I am living in Houston metro for more than 20 years. If you must buy in Texas, try Dallas or Austin.
