You ask them what their terms are beforehand also and get it in writing.

EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean? What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.? You’d be shocked by how little actual screening many PMC’s do!

This also leads owners to ASSUME simpler is better when it comes to management contracts.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings. Why do you think purchase contracts are so long and have such small print?

We recommend you get management contracts from several PMCs and compare the services they cover and, more importantly, what they each DO NOT cover.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

P.S. If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general. Take ownership of your mistake and learn to do the proper due diligence recommended above😊

There's been some consolidation in the market with some large PE backed companies such as Mynd and Poplar. Lets say, those companies have helped my business get new clients, as their clients are leaving.

The process of identifying a quality applicant is extremely difficult now with the amount of fraudulent paystubs, bank statements and IDs. It almost feels like there is a movement encouraging it. For one property, we had over over 10 fraudulent applicants, another time, we had 3 different applicants with the same fake employment as if they received their documents from the same vendor. 

Just throwing some caution into the wind when leasing a property.

 Making fake bills seems quite egregious. Maintenance in general have gone up along with everything else, for example, paint costs 60-70% more now than pre-pandemic.

You have to bifurcate the question - 

1.) Are the laws within the state/city/county landlord or tenant friendly?
2.) How are the application of the laws

Here in Houston, you can even go down another level and take into consideration the specific judge for the court precinct to consider if they're landlord friendly.

We have judges here providing legal advice on how to appeal etc. 

Overall, the laws on the books are landlord friendly.

 I would get the conctractor to do it depending on the severitiy. Extremely severe would be your skin is crawling and hard to breathe when you're in the house. 

1. Address what's causing the mold growth
2. Dehumidifiers - can rent from home depot, to stop the existing mold from further mold growth
3. Concrobium - spray all mold with Concrobium
4. Primer - use Zinnser mold killing primer
5. Testing - you can use an air scrubber after all that's done
