Thank you @Alex Deacon and @Jennifer Ruelens  for your input.

I guess my question was kind of broad.  Let me add some context.  In New York, the average rehab cost is between 80k to 100k.  You cant even renovate a kitchen for less than 30K. 

Jennifer you answered my question for the most part.  It seems like you can do a lot more in a rehab in PA for a whole lot less than NY.  I just needed a very general idea.  Do you do any work with out of state investors?

Hello everyone,

I am a New York investor and I am thinking of doing some projects in PA.  But I have no idea what the average rehab costs are in that market.  

I am just looking for a generally ballpark. For example if I am flipping an average middle class home, 1500 square feet, how much does a rehab go for? 

Any information would be appreciated.

My friend used to rent from my parents a few years ago but they had to kick her out so another relative could move in. She rented from them for a year and never missed a rent payment. For the past two years she has not found a stable place to live because she is working with such a tight budget. The only places that she could find on short notice are sketchy apartments where the landlord has asked her for sexual favors. This happened with two different landlords. She recently found a place where she is subletting but then when covid hit the over tenant could not pay the rent. So the current landlord cut off all the utilities. She is now looking for a new place. If anyone knows of a decent landlord that has a vacant space please reach out to me. I would appreciate any help I can get

I do not know that much about Rochester.   What you can do is call their town offices and ask what their rental requirements are. Many towns and counties will require you to have a permit to rent.  A simple google search might also answer your question. I would keep one important thing in mind though. Definitely find out if part of the rent application process involves a town inspector coming down to the house. If it does then you better make sure that you purchase a property that is in very good shape and likely does not have any building code violations. That could open up a whole can of worms if you have an inspector come down to the house. I hope this helps.

You do not need a license purchase a home in New York. However, almost every town will have rules on renting the property.   Some towns are much easier than others.  What town are you looking to buy in?

I would like to start house flipping in the near future. When purchasing the house I am going to flip, are the closing costs as expensive as if I was going to buy the property as a regular residence? Like title insurance, etc..?

OK, so I know people talk about this all the time and everyone has their own opinions, but two separate individuals that I highly respect in the real estate field told me that mortgage rates are going up by the end of next week. I have my doubts of course, but what are everyone else's thoughts on this??
