I lived in Seattle for 30 years. I moved North out of the city and King County. I don’t and wouldn’t own rentals in the city but still have some in the county.

The city council is largely ignorant and socialist as is the current mayor. The city is becoming a sewer. The once beautiful ‘Emerald City’ is still green but now colored with human waste and garbage.

Citizens are afraid to go downtown even in the daytime. The treatment of landlords is indicative of the mindset of fools and despots.

You might consider flipping them. Doesn’t take much money and the profit margins can be much higher than in real estate - assuming you know what you’re doing of course :)

Investors flip mobile homes in parks in 49 states. Takes a lot less money than real estate. It’s quicker, easier, bigger profit %/margins, and far less competition.

I’ve specialized in this niche for 20 years. I also own several mobiles on their own land as rentals or sell on contract. Less money to buy, brings the same $ in rent as stick built of the same square footage.

Overall has been an excellent investment niche.

Mobiles in parks depreciate. Mobiles on their own land are usually considered real estate so depreciation is not a big concern.

I own several mobiles on land. I bought them for 1/3 to 1/2 of what a stick built house of similar square footage would have cost - but - I get the same rent! Renters aren’t buying the place, all they want is the number of bed/bath for their needs.

After renting out the properties for many years I started selling them and carrying the contracts.

They have all turned out to be excellent investments.
