Landlords,

  I want to help my tenants with their credit score issues and want to know if there is a program out there where paying rent can be factored in to their credit score.

I agree that you should include her in the process of cruching the numbers. But her emotional ties to the property may prevent her from seeing the numbers as they really are.

One important part of the process of analyzing a deal is to divest yourself of any emotional ties. Its not about emotion, its about business and making money.

@Nathan G. Agreed. If the animal is a certified service animal, they will have a letter from an MD (NOT a therapist or counselor) and will have the disability noted for which the animal is needed. The MD who signs the letter will also be in the same state as they rental unit being applied for.

@Tal Shachar anything is negotiable. It never hurts to ask. Just be prepared for the answer and know if that's a deal breaker or not.

@Tal Shachar I just purchased a 120 year old house and have found that it makes more financial sense for me to reframe the window for a standard size window than to either find a replacement of to rehab the original ones.

@Scott Mac if the animal is wearing a vest, they are not an ESA, but a service dog. Those are different and are very well trained and mannered.

I sympathize as I have faced this issue many times. If you feel that the BF is living on the premises without a lease, then I would encourage you to confront the lease holder about the situation and let them know that either the BF needs to be placed on the lease OR she will have her lease either terminated or not renewed (whichever your lease allows). 

Personally, I wouldn't want him on the lease for the reasons that you stated, besides the fact the he wouldn't pass a background check (I do require a background check on everyone 18 and over that will be living in the unit). As for letting her stay, I would consider how good a tenant she is, how easy would it be for you to re-rent the unit, but most importantly does she have a history of drugs and felony?

I require my tenants to have their own renters insurance policy. The cost is low and the benefits are great. But to make sure the policy stays enforced, you could either have your name on the policy they have, OR take out a policy in their name and charge them for the premium in their rent. But make sure which ever you do, it's in your lease.

Hello all and thanks in advance for your advice. In a triplex building, one of my tenants caused a grease fire in one of my units  by walking away from frying bacon in an air fryer (admitted by the tenant) which caused major interior damage to the unit only because they mismanaged the fire poorly by turning on the vent-o-hood and opening the back door. The tenants had renters insurance (I ask that all my tenants have insurance) as well as my insurance. 

My question is on renewal. Their no longer able to live in the unit and have been placed in a hotel while the repairs are made. The current lease is up at the end of October of 2021. My thinking is to not renew their lease because of the increased risk here. What are your thoughts?
