I personally wouldn't have a problem with this arrangement because I'm not up for as much work goes into STR's. However, it would cause me to rethink my lease agreement, rental fee and deposit/cleaning fee (maybe a fixed amount per month OR a certain percentage of rental income from tenant's, whichever is greater).

It's hard to make money in this business with a bleeding heart. I don't mind helping people out, but landlords cannot allow our emotions to blind us of the hard decisions that must be made. And increasing rents are a hard decision to make. However, the increase in taxes and insurance have to come from someone - if not your tenant, the landlord ends of paying.

I'm not sure of the insurance angle either. But I would definitely have to see And hear from the Dr. themselves and have any documentation notarized.

Hello all,

I find myself this morning in a situation I'm not sure how to proceed. I have a boyfriend/girlfriend living in one of my units and both names appear on the 6 month lease. The Mr. was arrested over the weekend on a Domestic Violence and a possession of a controlled substance charge. She wants to stay in the unit, which I am perfectly fine with, but she would like for him to be off the lease so once he gets out of jail, he can't come back and demand entrance. And I agree that he needs to be off the lease. 

How do I go about getting him off the lease? Am I forced into evicting him? I'd rather not have to go through that arduous process, but at the same time, I need to protect her from anything else happening. 

I am in the state of Arkansas. Let me know your advice? Should I consult an attorney?

Thanks for this advice. I'm not sure that I will see any rent from this person anyway, and don't really want to fool with the small claims court. I'm thinking that reclaiming the unit now and re-renting before May is my best option.

I have a situation where one of my tenants has been reported to me to be selling marijuana in his apartment. I have known and smelt the odor in his apartment before and have confronted him about his smoking in the property but to no avail. So I have decided to not renew the lease and have sent a letter to him stating this without mentioning the marijuana. The lease to the property is complete at the end of April. I have just today been called by a neighbor that they have said that they have gotten moved out, but now they have bragged about tearing up the place and leaving in it disarray. 

My question is do I have the right to go and change the locks now (15 days to end of their lease, but no rent has been paid for this month) in order to protect my property? What would you advise a landlord to do?

I just addressed this same issue with one of my tenants which has now evolved into dealing within the unit. Rather than fight this in court (and I DO have a no smoking clause in my lease), I waited until their lease came up for renewal and sent them a non renewal notice. That way I don't have to explain why I didn't renew and didn't have to mess with the court. I will end of loosing a little on the tail end, but at this point, I and their neighbors just want them out.

Hello all,

I'm looking for some advice on the real-estate market in Joplin, MO-  specifically downtown on Wall street. I am interested in what the market is for both selling and renting. I am looking at an older house there and am wanting some questions answered before I decide.
