I’m about to close on my first investment property, is renters insurance generally covered by the owner or the tenant? I’ve heard it go both ways but not sure why. Anyone have any suggestions?

Replied

It is paid for by the tenant as it protects them. The owner has landlord insurance.

Require that the tenant lists you as Additional Interest on the policy so you get notification of changes to it.
