@Wes Harrington Everyone is looking at the MLS. Everyone is looking for back taxes and foreclosures. You are fortunate you live in a city where you have plenty of resources. Instead of driving all over town looking for distressed properties why don't you just look at the housing code violations? Many of these are distressed properties. Many also reflect absentee owners. Their open data portal is constantly updated and you can filter the results to include the most recent violations.
It's very simple. Go to the open data portal at https://data.chattlibrary.org/Public-Safety/Code-V.... Locate a property you're interested in and then look up the owner's mailing address with the county assessor. Their website is http://assessor.hamiltontn.gov/search.aspx.
By using this method you can save time and gas and you should be able to locate 30 or 40 properties a week that might be of interest. If you're interested in inherited properties you can also make a trip to probate court and look at the recent filings. And, across the hall you can go to the recorders office and locate affidavit of heirship filings. Happy hunting!
