@Ernest Chamblee  I've always regarded those who are agents/brokers in addition to being investors as having the best of both worlds, providing you with options not available to those who aren't licensed. Very good strategy in my opinion.

@Ben Valentin   You would need to go to the Forsyth county probate court in Cumming and look at the probate cases. If you're lucky they might have the documents scanned and available via computer terminal. Otherwise you will have to pull the paper files. In Georgia the main document you need to look at is the probate petition. It's one of the first documents filed in probate cases. On this document you can locate most of the info you will need. It will contain the decedent's info, the personal representative's info and attorneys's info. 

Regarding your other question most probate files are public records and are available to be viewed by anyone. Good luck!

@Aaron Millis You're probably going to need to roll up the sleeves and go to the Lee county circuit court and look at the eviction filings. Eviction filings are called "unlawful detainers" in your neck of the woods. The documents should provide the owner's name and address, sometimes phone numbers and will also provide the address of the property where the eviction is occurring. Only look for mom and pop owners/landlords and try to avoid LLC's, agents and other companies. Good Luck!

@Lucas Machado   You provided Miguel some very good information.  Unless they are evicting a roommate, eviction cases generally reflect only absentee owners. @Miguel Martinez  you could also check into fresh housing code violations. Not sure about your neck of the woods but in other areas I've found that about 30% of the owners were also absentee owners.  Good Luck!

I am interested in learning more about the process of buying foreclosure redemption rights, particularly in Oregon. And, I realize laws will vary from state to state where redemptions are allowed. This might be a dumb question, but generally speaking, does anyone know if redemption rights could be purchased from the homeowner in the pre-foreclosure process? Could this be done when foreclosure indicators such as a lis pendens or substitution of trustee have been filed with the county? I've searched the forum and haven't really found an answer. Thanks in advance!

@Tony Marcelle   Regarding your first question, you shouldn't worry about the clerk asking you why you want to look at public records. Public records are for anyone to view and don't require an explanation. Good luck with your probate searches!

@Wes Harrington Everyone is looking at the MLS. Everyone is looking for back taxes and foreclosures. You are fortunate you live in a city where you have plenty of resources. Instead of driving all over town looking for distressed properties why don't you just look at the housing code violations? Many of these are distressed properties. Many also reflect absentee owners. Their open data portal is constantly updated and you can filter the results to include the most recent violations.

It's very simple. Go to the open data portal at https://data.chattlibrary.org/Public-Safety/Code-V.... Locate a property you're interested in and then look up the owner's mailing address with the county assessor. Their website is http://assessor.hamiltontn.gov/search.aspx.

By using this method you can save time and gas and you should be able to locate 30 or 40 properties a week that might be of interest. If you're interested in inherited properties you can  also make a trip to probate court and look at the recent filings. And, across the hall you can go to the recorders office and locate affidavit of heirship filings. Happy hunting!

I agree with Bill S. above. I would definitely look further into compiling it yourself. Maybe the court won't allow it but that would strike me as very odd. I've never worked the Arapahoe county area but have hand pulled probate data from many courts. Yes, times are changing with privacy issues, some docs may be redacted, but I've never encountered  a court that wouldn't allow assess to public records. Good Luck!
