Make sure as Mark stated above that the decedent in fact owned real property. Look up the decedent's address on the county assessor/appraisal website to make sure his/her name is listed as the owner. Keep in mind that roughly 35% of probate filings reflect cases where the deceased didn't own property to begin with. So in those situations it would generally be a waste of time to pursue any further. Good luck.

Some are vacant. Some are occupied. Some reflect renters trashing the property. Others are owner occupied that are neglecting their property. A substantial portion of these will reflect owners not residing at the property that is in violation. These leads can be filtered down to zip codes, allowing you to choose your target areas of the city.

Both of the above lead types shouldn't be confused with old data reflecting events that happened weeks or months ago. These are "live" leads in real time reflecting homeowners that are currently going through these events.

@Cameron Smith I don't know of a list available. Eviction cases are handled by the individual county magistrate courts in Georgia. You will most likely need to research each county magistrate court to locate the pending cases. When searching you will need to look under "dispossessory" filings as in Georgia they generally don't refer to these cases as "evictions".  Hope this helps. Good luck!

Pending Divorces: These will also be in real time. I've found in working other market areas that these are valuable but lesser utilized types of leads, making them less competitive. Divorces are ugly, but nevertheless in many cases the couples will need to make decisions regarding the real property. And you might be able to provide them with services they aren't aware of. With these leads I've found that only about 35% of the divorce cases reflect couples that actually own real property. The rest are renters. So, I'll be tossing quite a few to find the keepers. Monthly volumes for these lead types would be around 50 or so that I would deem usable.

@Bernard Young In some cases the executor will be devised the property, but not always. His/her role is administrating the estate. Some executors don't receive anything from the estate. Others inherit the entire estate. To determine exactly which party or parties would be receiving the real property you would need to look at the will. Hope that helps.
