Probates: Experts will tell you probate marketing can be a goldmine if approached correctly. This is what I can provide.

  • Fresh Data – I will be pulling all usable probate filings every week and sending the lead data directly to your inbox. Fresh data has advantages in pacing yourself ahead of your competition.
  • Only probates having real property attached to them will be sourced. Did you know that roughly 30% of probate filings don’t have any real estate attached to them? In those cases the decedent might have been renting, living with a relative or other scenarios and would be a waste of your time.

Housing Code Complaints: These are situations where a complaint has been filed against the property owner. It could be for high weeds/grass, junk vehicles on the property, structural damages, or other nuisances. Many are also owners not living at the properties, faced with tenants creating issues with their properties. In addition to the basic violation info I can also verify property types, assessed values, actual owner mailing addresses, and can also verify these as off-market properties.

Pending Evictions: These pending eviction leads are different than the old aged eviction data. With these pending eviction leads you have a chance to reach the homeowner while the eviction is still in process and the tenant is still residing at the property. This is an opportunity to reach the landlords faced with headaches - trying to evict someone, racking up legal expenses and possibly enduring property damages. 100% of these are absentee owners.

The housing code complaints and pending eviction leads reflect very fresh open cases. These aren't to be confused with old aged data and are "live" leads meaning the events are happening now versus something that happened weeks or months ago.

It’s widely recognized in the industry that certain public records can be a great source for locating potentially motivated sellers. I can generally search for any type of records you may require for your campaign. Here are some examples:

  • Probates – Mine are the best on the market and second to none.
  • Fresh Housing Code Violations – Many of these reflect absentee owners also.
  • Pending Evictions – Not to be confused with old data. They are currently going through the headaches of trying to evict a renter.

My fees would depend on the lead types you were interested in and also the volumes. The last project I did for St. Louis was to source a combination of 200 of the above lead types. My goal is always to provide leads in real time while the event is currently taking place. These were sourced weekly as the fresh filings came in and sent to my client in batches of about 35 fresh leads per week. So the project took about 6 weeks to complete from start to finish. For that project I charged him $300 from start to finish.

Thank you all for your interest. Please allow me to provide more detail.

I am a public records researcher with my niche in real estate data and I work with clients in other areas of the country. I will be sourcing the above lead types for the Columbus area for my future client to use in a mailing campaign. These leads will be sourced every week in real time as they are filed and sent in weekly batches to my client. So, as an example if you were to be interested in a combination of 200 of these leads they would be sent in weekly batches of 30 to 40 per week until we reach the 200 mark. So, a project such as this would take about 6 weeks to complete from start to finish. On my end I will be providing fresh and quality lead data. On your end you would need to incorporate them in your marketing strategy, which in this case would most likely be a mail campaign.

PROBATES: Experts will tell you probate marketing can be a goldmine if approached correctly. Here’s what makes my probate leads stand out above the rest:

  • All properties provided are off-market and not listed.
  • All of my probate data is freshest available.
  • All of my leads are filtered based on the types of properties you are seeking.
  • I check ownership on all of the properties. As a result 100% of my probate leads have properties attached to them.
  • I run each lead through the county assessor/appraiser’s office to determine property values and property types.
  • These leads will be yours exclusively.

PENDING DIVORCES: These will also be in real time. Divorces can be ugly, but nevertheless in many cases the couples will need to make decisions regarding the real property. And you might be able to provide them with services they aren't aware of. With these leads I've found that only about 35% of the divorce cases reflect couples that actually own real property. The rest are renters. So, I'll be tossing quite a few to find the keepers.

Pending Evictions: There is no better time to contact a homeowner going through the eviction headaches then while the event is currently happening. These are "live leads" reflect evictions happening when you receive them. The tenant is still residing at the property and the landlord is currently going through all of the hassles. All that reflect LLC's, property management companies, real estate offices or roommate evictions will be tossed. On these the goal is to provide you with only leads that appear to be mom and pop owners.

Pending Divorces: These leads reflect couples recently filing for divorce. In some cases decisions will need to be made regarding the real property. This is an opportunity to provide them with options they may not be aware of.

Probates: These are the freshest filings available. All are verified to ensure that the decedent in fact owned real property to begin with. My probates are second to none.

In addition, all of the above lead types will reflect that the property is currently off-market and you will be provided with estimated values. Property types are also verified on each one and you will only receive leads reflecting the types of properties you are seeking to purchase.

I've sourced thousands of probates from Oregon courts. Some of the petitions will provide info on the real property the decedent owned. But not very many will. Currently I source probates from Multnomah and Washington counties, but the petitions are pretty much the same for all Oregon counties. I take a camera with me and take hundreds of photos. This will save you time in the long run.  Later I run the decedents addresses through the county recorders offices and that's when I'm able to determine if the decedent in fact owned the property listed as his/her address. I have several lead types I’ll be hand sourcing from the Nashville and Davidson County area and these leads will be for your exclusive use only:

Probates: These will reflect only those that have real property attached to them. With probates I've found that about 35% of the decedents didn't own real property so those records need to be tossed. As a result you would be looking at around 60 or so usable probate filings per month. The great majority of these will reflect SFR's but I occasionally am able to locate multi-family.

Pending Evictions: These are in real time, meaning the event is taking place now. As a result you are able to reach the landlord while he/she is currently going through all of the hassles of evicting someone, enduring expenses, possible damages and a host of other headaches. I only source those that appear to be mom and pop owners. As a result only about 1 out of 10 are usable and I toss out the remaining filings in the process. In some cases homeowners may feel that the rental has stopped performing and some get fed up with the rental business. You should expect around 30 eviction filings a month that I would deem usable.

Pending Divorces: These will also be in real time. I've found in working other market areas that these are valuable but lesser utilized types of leads, making them less competitive. Divorces are ugly, but nevertheless in many cases the couples will need to make decisions regarding the real property. And you might be able to provide them with services they aren't aware of. With these leads I've found that only about 35% of the divorce cases reflect couples that actually own real property. The rest are renters. So, I'll be tossing quite a few to find the keepers. Monthly volumes for these lead types would be around 50 or so that I would deem usable.

Property Code Enforcement Violations: Housing code violations reflect properties with nuisances such as, but not limited to, high weeds/grass, junk vehicles on the property, excessive trash and debris on the property and also in some cases structural damages to the home. Some are vacant. Some are occupied. Some reflect renters trashing the property. Others are owner occupied that are neglecting their property. A substantial portion of these will reflect owners not residing at the property in violation.

All of the above lead types shouldn't be confused with old data reflecting events that happened weeks or months ago. These are "live" leads in real time reflecting homeowners that are currently going through these events.

Finally, all of the above lead types will reflect that the property is currently off-market and you will be provided with estimated values. Property types are also verified on each one and you will only receive leads reflecting the types of properties you are seeking to purchase.
