It means that an owner of a property has recently passed but real estate records show it hasn’t yet been fully transferred to someone else. The property could have been solely in their name or jointly owned.

And, as the name implies, some will eventually end up in probate and go through the process.

But did you know many of these properties will be transferred without the need to go through the probate process?

Why? Because the properties will transfer through other methods such as Revocable Trusts, Affidavits of Heirship (in some states), Joint Tenants With Right of Survivorship, community property (in some states) and other methods as well.

What makes pre-probates so different?

You don’t have to wait on regular probate filings to identify prospects. Pre-probate leads identify deceased owner properties months and even years before the regular probate process. And as stated above, many of these properties won’t go through the probate process at all. This allows the heirs or joint owner to sell without having to go through the hassles of probate.

I totally agree with you. Many, many probate filings don't have any real property involved. But that doesn't matter to some of my national competition that are peddling probate leads that don't have any property attached to them. Some of them will sell you a package where 30% of the leads don't reflect real property. What good is that? I've spoken with folks that have bought those leads and they have told me about some of nightmares that occur. I have always taken pride in the fact that I provide the finest probates available - quality leads sourced from good ole public records the right way.

You bring up some good points. I started selling probate leads when I first started out about 9 years ago. They were my bread and butter back then. They were competitive lead types then and are competitive now. But many investors are aware of that and pursue them anyway. Pre-probate leads are far less competitive but very few investors are aware of them.

Probate marketing isn’t for everyone. And I’ve told many newbie investors over the years that it can be competitive. It requires the ability to deal with folks that recently lost a loved one. Not all investors have that ability. But on the other hand, there are some investors that make it their niche market and do quite well. I have probate clients that have been continually buying my probate leads for years.

In my opinion there is no better time to jump into the probate market than now. With the aging baby boomer population on the rise there are many opportunities awaiting.
