You are correct that eviction filings are excellent in locating burned out landlords. Sometimes the filings can be obtained online in certain counties. Other counties will require you to physically visit the courthouse to obtain the records. In the case of Bucks county it looks like you will need to visit the courthouse. Most courthouses have portals for public use to assist in locating the filings. If you bring a camera you can save a ton of time by taking pictures of the documents and sorting through them later and inputting the data onto a spreadsheet. Good luck!

It sounds like you are wanting to target distressed situations to locate off-market properties with potentially motivated sellers. If so, you don’t need to contact any attorneys. But you will need to locate the distressed situations and contact the decision makers directly. Probate, divorce, foreclosure, evictions and code violation filings are all examples of distressed situations and can all be located by researching public records in your neck of the woods. Good luck!
