Thanks @Scott Dixon for setting another meeting up!!

I may not be able to attend this one unfortunately. It is my sons birthday weekend. I may however be able to convince my wife to take the kids downstairs for games and pizza for a couple of hours..

May have to consult with the boss on that and get back to you guys.

If I am ultimately unable to attend, I want everyone to know that they should really take advantage of these opportunities to mingle with active local investors. Especially if you are new or have yet to get started. These guys have great knowledge and real life experience that they are all open to sharing for free!

If you are seeing this and are on the fence, or nervous to go because you have yet to take action. GO!

This is a relaxed event and will hopefully give you the confidence to pull the trigger. These guys are the real deal and are truly there to help you start or grow.

I can't speak for campus rentals as I have yet to tackle that beast. But from what I've heard from others, it sounds like it is doing well for them. Especially multifamily.

I was born and raised in Urbana IL. and have recently moved my family to Mahomet. So I am very familiar with the Champaign County market.

In my opinion (speaking from a retail and family having mindset) schools and crime rate are major factors. When my family and I were looking for our first primary residence last year, those things mattered to us greatly since we have two school aged kids and now one on the way.

We decided to move outside of the city since we were both raised in it, we knew we did not want our kids to grow up the way we did. So we searched all the bordering towns you mentioned.

St. Joe, Sidney, Tolono, Philo, and Mahomet were our main focus. Great schools and all still just a quick drive back to all the city amenities we were used to and family and friends we were moving away from. These areas have homes that pop up for sale and are gone at full retail as quick as they come up. Of course updates and features had a play on how long they stayed on the market.

Most of those bordering towns are great for flipping in my opinion. Champaign still has great areas to flip in as well. I know guys that are doing very well in Champaign. Just gotta watch for the areas with high crime or are close enough to sway most buyers to not buy there.

Since I grew up in Urbana and have seen the entire city get worse and worse with crime. It still has its handful of good areas, but not much desirability to live in Urbana. Champaign has all the stuff people want.

As for rentals, Champaign County does have worthy investments in it. 4 out of my 5 units well exceeds the 2% rule.

There are all the classes any investor could want out here. Just pick a class you would like to invest in and start shopping.

How are you financing? Cash, bank, creative financing?

I do some marketing here and I may be able to help you break into the market.

Thanks for the quick reply! If you don't mind me asking. What's your end game by selling with owner financing and not having buyer get conventional financing?
