I took my time to submit a formal written offer with proof of funds. my buyers agent submitted it to the sellers agent.(to start negotiation the offer was low) the sellers agent didn't submit it to seller he just said he know the seller won't take it. Any common work arounds to get all offers submitted to seller? Should I cc the seller via mail?? I would love ideas Thanks!!

anyone have a real estate attorney they would like to recommend?  Need someone to go over purchase agreement/seller financing agreement.  

The property is in philadelphia.

im pretty sure i heard on the bigger pockets podcast from investors that they competitively close on houses within days.  are they not doing title searches?

Started listening to podcasts 2 weeks ago and started making 20 offers per week, just got an offer accepted in philadelphia they said i can close as soon as tomorrow if i wanted for seller finance 10k down.

Is there a pro here available that can jump on a 10 min phone call with me and give me guidance?

-check list of things to do before closing?

-title insurance, inspection, is attorney really needed?

I see a lot of private lenders have 1 year loan terms.   Are there any out there that do 3 year on properties under 100k?

Im looking at $80k properties that rent for $5000/mnth so 3 years is a comfortable term

Hi I am looking for "rent ready" 1500sqft 3bed 1bath row homes for sale in philly and I have ran into quite a few "shells" for cheap.  Any ballpark figures on Min and Max to get a shell rent ready.   For example.  "I would expect to spend at least $.......... but no more than $........... rehabbing a shell"
