Im buying 2 fix and holds in Philadelphia.  Im getting landlord insurance quotes at $110/mnth.   Can someone recommend better companys

@Tom Gimer Thanks for the reply.  Here is what the agent just sent me "There were issues with state inheritance tax , they are waiting from the state to release the info ( it can take up to a year). The sellers title company will insure the title."  

is that an issue?

Submitting an offer on a property in Philadelphia. It was under contract earlier this year and now relisted. The sellers agent said the deal fell through because they could not get clear title. He said the only way we can issue clear title is if the buyer uses the sellers title company. If we use our own title company it will take months to get title insurance.

What does this mean? Why can sellers title company give fast clear title and no one else can?

Under contract for $55k property in PA with $1K deposit down.  Seller may be backing out.  I have appointments with several attorneys monday.  But I wanted to get opinions here also.  

If we file a law suit for breach of contract, besides my attorney fees and the 1k deposit, what other damages can I go after?

@Bill F. My assistant got 3 quotes on top of the quote we got from re agent. I think it’s way too high

Buying 50k house title insurance is 3k the title people asked if I just want to do title search for 300 instead title insurance. They say some people don’t buy title insurance. Is this a thing? Does anyway not get insurance?

how about a get out of jail free contingency 

I keep getting turned down by sellers because Im using a hard money lender and they want cash buyers.  Any tips to convince seller my offer is as strong?

Whats a good contingency to put in an AOS that will allow me to back out of agreement if needed on any deal.   I have to stop using contingent on financing and change to cash because too many sellers are turning me down for lower cash offers.
