Does anyone know any banks or credit unions that will give me a heloc on an investment property.

Appraised: 1.2mil

Or any other way to pull out equity to buy more properties. I do not want to refi because I am locked in at a very low rate.

I was notified by my operations manager that LoanGuys funded your loan a few days ago. Congratulations on your closing with LoanGuys! We are sorry about any inconvenience that you may have experienced. I would like for you to know that my team worked around the clock to get your deal to close and we finally did it! As far as title is concerned, our clients are free to choose any title company that they would like. We do not require you to use our affiliate title companies but we do recommend certain title companies for faster closings. 

Lastly, fees are always disclosed upfront. We do not change fees or terms unless your appraisal happens to come in lower than the purchase price or the market rent comparables come in lower than expected. This can slightly affect the LTV or interest rate because your loan is based on the income of property therefore we need to make sure that your property is debt servicing at our minimum required ratios.

loanguys.com are criminals.  they delay delay delay, then lie, then add hidden fees right before closing.  they told us the borrower is not allowed to choose a title company we have to use theirs.  then theirs charges 1000s in extra fees.  Dont believe Morris, Edan and Stephanie

Im looking at a property that has been listed for 220 days. I just made an offer and found out it was bank owned. They also said it will go into short sale soon.

Ive never bought a bank owned property before.  Should I try to buy pre short sale or wait for it to go into short sale?   

Now that I know its bank owned and will do into short sale soon, are there specific strategies I should use to get this property at lower cost?

Have a real estate agreement of sale that had to be extended already we are supposed to close tomorrow but hard money lender is not ready and says they need a 2 day extension.

Seller is refusing and telling me he’s giving my deposit back and excepting another offer.

I need some tricks to make seller agree to the 48 hour extension.

Maybe file lawsuit? And then he realizes now the sale will be held up months more over lawsuit, might as well give 48 hour extension.

Ideas please.
