Wow, 30, 40 offers :)  Seems that your doing some serious business, Ryland :)  There must be some good deals if you have lots of offers. To me this is the starting point in my investment in the states,  thought I had bought homes in the past (just to live in XD)

For some extra income steam I'm looking for some potential rentals:  a duplex or a sfh/condo units in the tacoma/puyallup area. Duplexes are much more expensive then six months / a year before so I might got for single family homes or condo units. :) somewhat something smaller.

To me finding agents who work on weekends is harder then finding good properties XD

Living in local areas gives somewhat some advantage when getting jobs in some cases. Not sure if this would be a good idea or not but I would see if I could rent a room instead a house and look for a job first to minimize the risk and cost. (then the family could move with purchasing the right property).

Thanks for the great info !  I was actually looking  at Hilltop properties through google earth right now :) One thing I noticed .. some places in that area possibly need fences.  additional  expense :/

Yes I guess there are always opportunities in every area. risky but good reward.

I will do much more research before I purchase anything. I like to study, drive and visit the areas in advance.

Hello BP folks !

I have some questions about the Tacoma, WA area.  I know there are quite a few seasoned investors or folks who know this area well :)

My question is...    

Are there any areas in Tacoma to avoid when purchasing single family homes or Multi family units for possible rentals (and why) ?
