Looking for some insights into what all that would entail, its currently run as a motel (21 doors) but would make a potentially great multi-family property. I know zoning would play a part, looking for someone whos done it or what else i should think of when planning this project.  

The lancaster meeting no longer meets at the bible school, check meetup for location. It is at a real estate office now i believe.

You could always find a mentor or someone to partner with you on the deal if your having issues purchasing a property on your own. If the deal is that good, someone (who knows what they are doing) will partner with you for sure!
