Cash Out Refinance on Rental Properties

Good Afternoon BiggerPockets

I am looking for a bank that can assist us with a Cash out refi on a rental property we are going to purchase hopefully next week.  This property is located in Lancaster Pennsylvania.   I am trying to find a bank that is easy to work with who can cash us out at around 75% of the value of the home.  The problem we are running into is our credit.  When they pull our credit it isnt the best so I need a bank who is willing to work with us based on the rental property / deal in addition to considering our credit.  

Any assistance provided is so greatly appreciated!  Thank you so much!
