I myself have not used it, but am told that Batch Skip Tracing has on of the highest quality results.

@James Horner Dover is a great market and little city! Not sure if you have looked at Rochester but prices are not nearly as high there as they are in Dover.

Once you decide what you want to focus on, find an agent that is doing the same thing and learn from them. If you want to focus on working with investors, learning from someone that focuses on listings is going to flatten your learning curve

@Tom Eldridge congrats on your first flip! I would shop the neighborhood. Go to any open houses that are nearby at the price point you are looking to get for an ARV and see what they have. Network with other flippers in your area and see what they are doing. The other thing to consider is the cost vs reward. Will you get the extra money spent back? Do both options fit in your rehab budget?

@Luis Sanchez Rodriguez with that language on the P&S you are able to get it under contract in your name, finish setting up your LLC and close as your LLC. Make sure your lender is ok with this before you do it. You might have to close then transfer it.
