Hey all, 

  I was wondering if anyone had experience with First Choice Loan www.firstchoice-loan.com out of Sacramento California? I filled out a very  vague "application" and was "approved" quickly which seems a little fishy. Anyone had experience with this lending group? I can provide more info if needed. Thanks! -Jeremy

  Way to go on your first post to Biggerpockets!! Shout out to Bristol Bay fisherman, I hope you had a killer year as a lot of guys did, which district do you fish in? 

I think 4plex is a great start to investing in regard to the living for free and FHA is a low down payment way to get into your first property. What is your long term investing goals? And what are you capping your price search at?

It sounds like location is important to you, is that more for your comforts of living there, the tenants, resale? How long do you plan to live the 4plex?

My thoughts on the Alaska Economy may differ a bit from what you hear and would love to get your feed back and others. I agree with the financial climate being unstable if something doesn't change in the next 2-3 years. I think Lisa Murkowski just got sworn and has the capability to get a lot of Federal dollars back into the state and multiple native corps have announced that they plan to start spending money this year as apposed to last year where they were not doing so much of that. 99% of the owner occupied investors I worked with last year and this year are pushing hard to get into a property because there is a constant battle against the rising interest rate that is a write off and other people technically are paying (tenants) but is really affecting your cash flow. Just with you waiting 2-3 months your payment has most likely increased anywhere between $200-300. When you think of jobs thinning in the oil industry I would recommend reaching out to friends/family that you know that work in the industry and ask how many of their co workers are local Alaskans. My experience has been that about 6-7 out of 10 slope workers live in other states. I don't foresee the multifamily market bottoming out because that market is driven off supply and demand the the rent rates.

@Ronald Laurion I would definitely agree with your input and experience. The UMED district is a great place to invest as you have a good pool of great tenants. I'm curious to know how long you have had your properties and what have you done, if anything, to keep your properties occupied. Have you had to do major updates or has the location keep you in business? 

Good deals are going quick even for the "premium" properties, everyone who has sparked the interest in owner occupy and investing in multifamily is keeping a very close eye on whats on the market and looking for new properties to hit the market.

So on one of my most recent flips that we are currently doing work on, we had a "small" miscommunication between myself and the contractor. 

The house is a 3bed 2 bath 1 car garage with the master upstairs. The Master has a full bathroom connected and also another door into the bath for guests upstairs to use. Thinking about that it didn't make much since for guests to need access to a full bathroom and most people like to have their own master suite they don't have to share with guests. So the original plan was to put up a wall in that bathroom to separate the toilet shower area for a master suite and make a small half bath for guests to use. Well those plans were in the original bid about 2 weeks before we purchased the property and the interior work started about 10 days after that, so almost a month had gone by before the interior work began. I went into the property to check things out and the full bath remained the same and a bathroom plumbed and piped for another 3/4 bath in the master closet..... I was definitely scratching my head at this point. I called the contractor and we chatted about the changes and what we originally spoke about. He did admit that he remembered the conversation we had about putting up a wall and said he would have it done right in 2 days. And he knocked it out of the park.

Needless to say I appreciate working with contractors that even when they screw something up they admit their mistake and make it right. That goes a long way. When putting together your power team for doing flips, the contractor can make or break a deal really quick. I had done a lot of work with this contractor before I ever had him start doing flip work for me so that helped. Make sure you build a great relationship with those on your team.
