You might try becoming a real estate assistant first and see how that goes for you. It would be kind of the same thing. Plus you usually don't have to get a real estate license to do it.

I am looking to get my real estate license. What is the normal tax filing you will have to do, W2 or 1099? Does it depend on the state or which real estate company you go through?

Are you planning on renting the place out while you are gone? 

When you say "bank" do you mean sell it off to use that money for real estate investing? That is what Michael Swan did in BP Podcast show 238. You might give it a listen here

Welcome! Yea this site is a great resource and like you say, the Podcasts are also great for continued motivation.

Some things I would wonder is: Are you getting bad reviews because of no A/C? If so, those might hurt your appeal to an online shopper and could hurt your ability to consistently fill the unit(s). I would look at the potential opportunity cost lost due to vacancy as a result of not having A/C. For only a few hot days out of the year it may not be a big deal though. I agree with @Luc Boiron my wife and I usually avoid places that show no A/C. 

Is it possible to just get window A/C units in each bedroom? That can get a little pricey of course. However, another less expensive alternative, in terms of initial cost and electric usage, might be portable swamp coolers/evaporative coolers. They might not get as cold as A/C, but can certainly lower the temps as much as 20 to 30 degrees, usually portable, and may avoid complaints without a huge investment. Check them out here.

I think whatever you do I would just keep in mind that you want to make your customer/tenant happy and make sure they have the best experience as possible. This reflects well on you and they are more likely to tell their family/friends/acquaintances to stay in your place(s) as well.

@Tiffany H. Sounds like you are in the right place to help you get started. BP community is awesome! 

Definitely getting educated is the best place to start. You might check out the calculators here on the BP page to make sure that you are getting into a good deal. I have heard that some people will not flip a house for anything less than a $20,000 profit. That is subjective of course. Just make sure you run all the numbers first to make sure it is all worth your time and effort. 

Also I hear The Book on Flipping Houses is a good one to read before starting out.

Hi and welcome,

I would think that you could save the thousands of dollars on some seminar by using that money towards books on realty, business, investing etc. and a down payment on a property instead. Plus if you continue to listen to BP Podcasts and scour the forums I would think you could find all of the information you need there as well. I would basically exhaust ever other avenue of info instead of lining some guru's pockets. Here is just one article I read on the outcome of some people going through a seminar.

BP put a list out of the Best Real Estate Books for You to Read. I have read several of these already and they are worth reading. There's a PDF you can download as well that has the list.

I just learned something from this thread: I didn't realize that you need an LLC for each property or rather it is advisable? Say you have 100 SFR and each LLC is around $800 (that price came from Christopher Smith above) then it will cost you $80,000? Did I read that right?
