I was thinking about the ability for a property to cash flow whether the property is expensive or inexpensive. 

I'm just wondering what your thoughts are on cheap properties vs. higher priced ones. Does monthly cash flow normally correspond to the initial price invested in a property or is it separate from that? Do cheaper priced properties usually mean less cash flow and higher priced properties mean higher cash flow? 

Not sure I am articulating this very well.

I know I am asking a hypothetical question that has so many variables that it would be hard to pin it down like what market the property is in, what city, what part of the country, what neighborhood, etc. But still wondering general thoughts on this.

What kind of trim (bull nose) did you use next to the subway tile in the shower? I like it.

@John Bergamini I would think that if the previous contract allows for smoking then nothing could be done until the contract is renewed.

 Exactly. I know he's been a guest on Kathy Fettke's "Real Wealth Show" and many others, which don't seem to be as poplar as BP. I would really like to hear from Josh Dorkin or Brandon on this.

 I knew he was doing his own shows, like "Rich Dad Radio Show," but I'm guessing the BP podcast has been out longer and could he have had a slot on the show at some point. You're probably right though, he wouldn't do it for free.

I was searching Robert Kiyosaki throughout the BP episodes and no Kiyosaki. Being one of the biggest names and one of the most influential individuals in real estate you would think he would have shown up by now. Have they not invited him to the show? He has been a guest on many other real estate podcasts and I'm just wondering why he has never showed up on Bigger Pockets.

Maybe I'm wrong. Feel free to correct me.

I like the midset episode. I would like to see more of these types of episode peppered throughout the podcast. I want to listen to this one again and take notes. So many good nuggets.

Hello,

I just finished my 30 hour course through Real Estate Express and need to take the license test now. I am currently looking into which brokerage to work with in the meantime. There's Re/Max, Century 21, Crown Realty, Keller Williams and many more smaller private ones in my area.

I am looking to hear about experiences with any of these or, others not mentioned, that you like or dislike? Are the association fees ridiculous? How is the continuing education? Any other start-up costs I should take into consideration?

I want to start off on the right foot and not waste time or money in a bad fit.

Never heard of a soda blaster. Who knows it might work. 

Is your basement finished or just the concrete walls? If it is finished and was flooded you might want to tear down all the sheet rock anyway. Not sure how extensive your mold problem is (sounds like it is), but I know you can buy mold killer or just do a bleach and water mixture and spray it everywhere. Just be sure to wear a mask while doing it.
