Tyler H. Thank you Tyler. I did buy it well and close next month. The home is off sylviana Ave in the historical area. What concerned me is the amount of days homes stay on the market. I believe people deterrent from buying 280-300k homes bc of the not so good surrounding area..

Hey family! I have a house under contract in the 76111 area on the east side of HWY 35 North of Airport Freeway. Has any body have experience flipping houses in this area? More specifically the Oakhurst neighborhood?! any advice about this part of town would be greatly appreciated! Thank you!

Hey BP, In the works of purchasing a FSBO property in Fort Worth area to rehab. The sellers own it free and clear, I'll be using private money to purchase the house and rehab cost. The home is located in zip 76111. More specifically the oak hurst subdivision. Has anyone had experience in rehab projects in this area? From my research homes stay on the market for quite some time. This is a larger house for the area that seems to me is surrounded by not so nice areas? Can someone give me any advice on selling a property in this area? I just don't want my house sitting on the market for 6 months. Lol Thank you BP!

Hey BP, In the works of purchasing a FSBO property in Fort Worth area to rehab. The owners own it free and clear, I'll be using private money to purchase the house and rehab cost. My question is what are the closing cost on both the seller and buyers side of this transaction? Should I hire a RE attorney? What are those cost? Thanks family!

As a beginner in a hot market such as Tarrant County and Dallas County what are people's strategies on finding deals! I want to direct mail 5k postcards, find the return addresses, than 5k yellow letters to the same homes via listsource.com. These list include absentee owners and probates.. I literally have found yellow letters on the ground just walking in neighborhoods! It's crazy how competitive this market is! I'm also competing against cash buyers! I have lined up a 30 year fixed mortgage so MLS and auctions are not reliable. Any advice on how people find deals in this market will help TREMENDOUSLY! Thank you thank you thank you! Ideally I want to use the buy n hold strategy on a multi family home but at this point any deal that generates positive cash flow will work!

Sorry guys, I accidentally posted it without finishing! Anyways... What are your experience sending yellow letters in the DFW market?! What works best for you?! Oh I forgot, I'm sending letters to absentee owners, and PROBATES! Via listsource.com I'm seeing SO MUCH COMPETITION! It's redic! For example, not only have I personally gotten direct mail, so had my mom, friends, other people.. As I was taking trash out where I work I found a random yellow letter on the ground! Like what the heck!!

ITS TIME!!! My first direct mail campaign will begin. First things first. I'm aware that it's a smart idea to send out cheap postcards to find the return addresses for further investigation. Secondly, yellow letters seem to be the go-to letters for the best return rate. This will be the route I will go after the post cards. I'm sending out 5k postcards than letters in the Tarrant county area. Specifically: Hurst, North Richland Hills, Keller, Watagua, and some of Fort Worth. Now my question... With all this competition what are people's best strategies and return rate experience in the
