First flip under contract! Need some advice with area.

Hey BP, In the works of purchasing a FSBO property in Fort Worth area to rehab. The sellers own it free and clear, I'll be using private money to purchase the house and rehab cost. The home is located in zip 76111. More specifically the oak hurst subdivision. Has anyone had experience in rehab projects in this area? From my research homes stay on the market for quite some time. This is a larger house for the area that seems to me is surrounded by not so nice areas? Can someone give me any advice on selling a property in this area? I just don't want my house sitting on the market for 6 months. Lol Thank you BP!
