Self directed ira solo401k advice

Hi All, I need some advice on self-directing ira to put the money into a deal. I Have a duplex deal I'm about to write up and I need to roll my 401k into something I can use for the downpayment. What direction should I go? Self-directed ira? Solo 401k? And what custodial companies have you used? How fast can this be done? I'm going to try to tie up the duplex this weekend before it hits market so I'm hoping the roll over can be done quickly. Thanks for your input!!
