You have to accept in Illinois (or at least in Chicago) as well. It really shouldn't be a problem though, just put everyone through the same screening process and it won't really matter. if you get a qualified HCV recipient, great! you filled a vacancy with a good tenant.
I don't know Idaho law, but generally, upon the completion of a 12 month lease, a lease automatically becomes month to month, unless the lease states otherwise. Most states only require a 30 day notice of non-renewal for a month to montheass, but again, you would have to check, as I am not familiar with Idaho law

Are you paying asking price in cash? or leveraging the property? if you are paying all cash, that's called CAP rate, not cash on cash return

In Cook, you should be appealing them at every opportunity you get. Hire a lawyer to do it that specializes in tax appeals. it will still save you money, even after their fees. that's what we do in Cook

I would ask for documentation that it is an officially trained and certified medical dog. Not just some dog that they supposedly need for emotional support, and have never discussed it with a doctor. If it is truly a service animal, there is documentation

If you both are guarantors on the loan, they will more than likely combine the incomes and ask for tax records for the deductions on the 1099 job

I would recommend Quest IRA. they specialize in REI type IRA accounts

that's pretty confusing... It should be a cut and dry thing, Here are your expenses for the month, here is the rent, and this is the held security deposit. That's pretty much it

Good contractors are hard to come by, I would weigh the risk of him feeling underpaid and skipping out on future deals. Also, back breaking contractor work is different than legal or marketing work. The amount of time a lawyer would spend on a flip is minimal, that contractor is busting his butt all day for weeks
