@Andrew Neal , We went straight into commercial Multifamily and it was probably the best decision we could have made. Some of the best deals to be found are in the 5-25 unit range. There are way too many people trying to get into landlording at the 2-4 unit game with FHAs, that the numbers usually don't make sense, and larger complexes have syndicate money that they are looking to park and tend to aggressively bid. Those smaller commercial properties kinda hit a sweet spot

@Matthew Swearingen Very true, it is the nature of the beast. In answer to your question, I would look for a legitimate wholesaler in your target market, look for Facebook and bigger pocket groups related to those areas as well, along with local REIA. There are a lot of turn key providers here on bigger pockets too, just do a post on your target area (probably focus on one market per post), and tell turnkey providers, wholesalers and investors to get you on their email lists. It won't cost them any time or money to add you and then you have a funnel of deals to sort through

@Jay Elvin I'm not in your area, but I would double check that they are licensed realtors if required by your state for leasing activity and look over their contract for any red flags. They also shouldn't be trying to turn over units too frequently to make more money on tenant placement. Also, if they do not pick up the phone for you, or give you a call back in a reasonable time frame, they surely aren't going to be responsive to your tenants

@Jake Hutchins That's the whole reason why you have a minimum requirement to be accepted. Take them on a first come first served basis and first one who meets requirements gets it. What happens if the next day you find someone else who makes even MORE money? Then do you tell applicant 2, that you are now passing them up for applicant 3, just like you did to applicant 1?

@Nancy DeSocio I would have just sent a quick text to the units, probably would have been faster and easier than gauging what other investors do here on BP. You don't have to get caught up in the weeds with every little issue that comes up at the building. Just use common sense and move on. Sometimes there really isn't a specific right or wrong way of doing something (like in this situation), it's just personal invest preference

I am looking into no longer doing renewals the old fashioned way and switching over to an eSign service. Does anyone know of a provider that charges by the document or at least doesn't require a monthly service contract?

@Matthew Swearingen, as others have mentioned, you will be better off looking for TK properties or listings from other investors. I'm not an agent personally, but one of my brokers works with investors and tracks his stats and told me he won't work with out of state guys any more. Too many OOS investors get cold feet and don't take action because they aren't local and dont truly know the area. So they are time wasters. An agent doesn't get paid until a transaction is completed.

@Redgy Saint-Germain , as I mentioned to another poster, they did meet all my requirements, they just applied after another qualified applicant, so they were offered the unit first
