 There's no downside to getting as many professional licenses as you possibly can. You just might not want to use it until you have some experience and learn from those that do. Experience will teach you (and myself) so much more than the books and podcasts we've crammed into our brains.

Just my opinion here, but as a first time investor also in Cincinnati I think I learned a ton from my realtor on my purchase and also a friend with properties. I don't think for even my next property I'd try to do the deals without my realtor, simply because of her advice and pointing out things I didn't think of. Certainly you could learn the real estate trade and be able to handle the paperwork and organization of getting closings set up, etc, but if you have a good realtor I think that the value he/she would bring is well worth not getting the commission for yourself. 

Now for the rehab, I'm not like a lot of the other guys here. I'll definitely be doing my own work to save money, but I do have some hands on experience with just about every type of remodeling project I can come across. Time is the key on this one. If you do everything yourself you'll save construction costs, but assuming you're paying someone interest, will you save enough to justify the time (interest) it takes to get the property ready to sell/rent?

 Do you need to list the property on Apartments.com as well to use that feature? I've got my first property nearly ready for rent. I'm pretty confident it'll go fast in a facebook student housing group so I don't need listing assistance.   It'll be a student rental so hopefully these 19 year olds haven't gotten themselves into too much trouble yet, but still would be nice to make sure they haven't already been evicted from somewhere.  Looking for something super simple, where I can just point my applicants to a website or link and they can fill everything out and I get a report. I've seen this service for $80 per applicant but seems steep for a college kid. $29 sounds like a good option for them.
