I have lived in all three areas over the last 9 years as a renter.

Santa barbara for four, Lompoc for one, Oxnard and Ventura for the last four.

Personally. I currently commute from Ventura to Goleta every day. Honestly, the traffic is much worse in Santa Barbara and carpenteria during rush hours than it ever is down south.

You have a strong rental market in SB due to the university and price of the homes being out of reach, but the market is just as strong in ventura/oxnard due to the population and location is optimal. Ventura county your average tenant will rent longer and take better care of their homes overall since you can offer more.

All the units ive ever seen in Santa Barbara, unless you pay a fortune for them, are very outdated and no owners seem to want to upgrade them so long as people are still renting; probably due to the already high mortgages, which isnt fair to the renters. Almost inevitably your renters will end up leaving to one of the surrounding cities for better living. I love living in Ventura and would have no reason to go to Santa Barbara if I did not manage a business up there. Creature comforts and things to do are much more accessable in ventura and oxnard and is a much more optimal place to live overall. Santa Barbara just has beautiful scenery, which I love, dont get me wrong.

Lompoc was not a bad place to rent however very small and not much to do got bored quickly and the commute to SB is always atleast 50 mins, where with not traffic could be 30-40 from ventura.

I think it is worth looking into Santa Maria as well since it has been rapidly growing and gentrifying. Still pretty affordable (priced between lompoc and ventura). In the end, youve got to look at which city has the highest cashflow and where youd like to live. After analyzing many deals, it seems hard to cashflow anywhere on the central coast until you have a large amount of equity in the home.

@Cole Albrecht My brother lives in salt lake and we've entertained Ogden as well. I plan on leaving the state in a few years but would like to start investing sooner than then.

I plan not to buy here because as you mentioned, I can only afford a condo or mobile home in the area.

Where I thought the money I'd be saving in rent I could put towards equity, it turned out I would be spending the same amount on mortgage interest, property tax, space rent (mobile) or HOA(condo) fees which absorbed all the rent, which like the rent, might as well "go down the drain".

Figured I'd see a quicker cash flow opportunity and appreciation in an emerging market and just keep paying my rent here. flip side is, can't take advantage of low down payment FHAloan, but a down payment here of 3.5% here is practically the same amount as a 20% somewhere else 😂. Made my mind up.

@Cole Albrecht I have been struggling with the very similar dillema. I live in Ventura and wonder, do I buy here and pay mortgage? Or buy elsewhere and get cashflow? Is it the cash flow offsetting rent? A lot of questions that would be specific to your situation. I decided to wait and purchase out of state and pay my rent here since I split with significant other.

I'm interested in the process of container homes being the primary building on a plot vs an ADU.

His investing in out of state real estate book has a lot of great nuggets of knowledge from experience. Sounds like that is exactly what youre shooting for. Im also in ventura and looking out of state for the same reason.

Anyone purchased a prefabbed container home? How much would you spend? There are ranges from 30k-300k.

I see some on Ebay for under 70k, they look decent. I want at least 600 sqft. to start.. I would build my own seperate additions.

Anybody experienced purchasing land and buying prefabbed container home?

Any experience with financial hurdles such as getting loans for either the land or container home?

Anyone rent out container homes?

Can you refinance........?

Can you BRRRR container home builds?
