@Kyle Doney and @Mike Snyder we have a fantastic brand I mean 1-800-Out-Fast who can beat it? hehehe, no in Hillsborough county they don't really bother us. St. Pete is a different story :)

@Jocilyn Oler I understand but it is very unlikley you would hold this house that long since the typical homeowner moves every 7 years, it is possible but to me the deal isn't good enough. If you know going in that you're really paying retail then it is up to you...

@Tina Chatham my friend works for them. They basically spend 2-300$ per solid lead make offers like 82% of ARV buy, resell on MLS I think is main strategy... small profits, massive massive financial backing.

We prefer printed, company branded for signs targeting sellers. Nothing works better to build a buyers list than a hand written "FIXER UPPER 3/2 60k CASH" your phone will not stop ringing from those.

I would look into it more, that could of been 30 years ago and taken care of and ok now.. I mean that doesn't tell me anything lol.

The market is super high but in a great location. I would stop there and say no. It all depends and is that return ok for you and typical for your market? What is your long term strategy for it? What is the current ARV?

If you need the rental income then keep. If you can survive then cash out. We are seeing investors starting to unload their portfolios... when the bigger investors who've been in 15+ years start selling off that might be an indicator :) Nobody can time a market but take a look at potential growth trends and rentals in your area. How much have rents increased in last 3-5 years? Why not look at doing a rent to own option and collect a non refundable deposit?

You'll spin your wheels endlessly with that route. Get into contact with homeowners who are on the Pre-Foreclosure lists or if you get a local Realtor they should have access to properties like that. Try building relationships with local community banks for potential deals or REO agents who might be able to give you a drop on an upcoming sale.
