Our attorney is Martinez Law here in Tampa but don't let the areas deter you. She is great and we use her for our brokerage/investments. For a title company check out Insured Title Agency or Synergy Title.

@Nicolas Middleton I know the president of a local firm. He has around 10 people working for him. He is an investor first, lender second and in addition to doing traditional loans has some very creative financing options. Better yet is he lends private money too! He is the one stop shop. You should connect to your local Realtor organization. They likely have property management classes available. You just want to be sure you understand the potential liabilities. If it is not something you plan to do as a career move, or long term you might just consider passing on it. Staying out of hot water might be better than getting in :)

As a realtor we just have a typical 15 day inspection period when you could withdraw and still get your escrow back. For investing I would certainly get at least 2 weeks and be able to get out but it could Be a challenge to get a buyer in 2 weeks unless you know you have a serious buyer before the deal. Always ask, everything is always negotiable!!

I've been focusing on parks trying to get my first deal done. Lot rents are 300-400$ and I can get some even free or as low as 2,000 or so but the problem for me is I can't rent them out and not sure they are worth flipping. I'm trying to find them on their own lots but I suppose I'm just struggling to assess the after repair value.
