Hey BP, Kansas City property services is a small family owned general contracting company in Kansas City. We have been doing REO rehabs almost exclusively for about 4 years and we are looking to expand our business and partner with some KC investors. We would be willing to partner on deals in many different ways. Our immediate goal is to purchase properties to flip, we would also like to add some KC investors to our list of customers. Thanks Andy, I was thinking about auction sites like Hubzu or auction.com.  I am now finding some horror stories here on BP.  I would never bid on one of the properties with a title search first, but I think I will check out the two auctions that you mentioned.

Hey Andrew,  I am a General Contractor from KC.  I think having multiple contractors giving you estimates is always a good idea until you have worked with one you can trust, especially when two of them may have completely opposite opinions on the same repair.  My company would definitely be willing to give free estimates on any potential projects you may have around town.  I could also give you some standard per foot or piece count prices on some of the basic things like paint, carpet, or a new water heater.  you can also just google things like how much should it cost to install a water heater and get some idea although these things can very quite a bit across the country.  In any construction project the more estimates you can get the better, but I would say if you do not have a relationship with a contractor that you trust 3 estimates is pretty standard.  An investor on one of the BP podcasts said if you are looking for a contractor go to home depot at 6:30 am those are the guys you want.  That's dang good advise

Hey BP,  I am considering using a RE auction to try and land my first deal.  I have read mixed reviews online and read some horror stories involving lost titles, sellers dragging their feet and general problems closing.  Is this the norm or a small percentage of cases?  Are there any pitfalls to look out for when using this strategy?

Hello Bigger Pockets, I am new to REI and have been lurking on this site, attending local real estate meetings and developing a plan for about a year. I have recently decided its time to jump in and begin investing so here I am. I have been scouring the internet and testing out some marketing strategies looking for my first deal with no luck so far, but I am committed and determined. Maybe being involved with the bigger pockets community is just the help I need.
