Hello, I am looking at taking on multiple flips in the near future, and am curious how this may differ from doing 1 at a time. I am currently investing in Edmonton Alberta.

Can you utilize more economies of scale? Are there organizational challenges to be aware of? I would love to hear your experiences, and some of the challenges faced.

Hello!

I'm looking to build out my team by finding the right Investor-friendly Real Estate Agent, Lender, Accountant, and Lawyer as I'm getting started here in Edmonton, Alberta.

Unfortunately, some of the tools that we would usually use to find these professionals do not work here in canada, but I'm sure there are still amazing professionals available here in the Great White North! I can make specific posts for each category if that's better.

There are lots of deals and I am trying to build community so more people can get in and make money, so let's get connected!

Thanks,
Hebron

Hello, depending on what strategy you want to pursue, would depend on the professionals you want to get into contact with. For residential realtors, I'm very impresses with Joel Link from Calvin Realty. For Lawyers, Richard Bell from BARR LLP and Barry Mcguire are names often brought up, although I am still working on my first deal with Richard.

There is actually a very large network of investors in Edmonton. If you have instagram, you can find me there as well. I love to chat and go for coffee.

Hello, I am starting my practice in Edmonton, Alberta, and trying to leverage BiggerPockets tools from Canada. It has been a struggle because many of the tools only work for the US. Have users in Canada found ways to make this platform more valuable for them?
Should we be petitioning for a few simple changes that would make the site more usable for us?

Thanks,
Hebron

There is actually a biggerpockets Canadian site, although I don't know how the link to it works

Welcome @Tyler Gaudet, we have a super secret hidden Canadian forum that you might try posting in too.

Thank you Aaron. I've been looking for a link for some time now!

@Tyler I live in Alberta, but I look at market fundamentals first. I see the Calgary and Edmonton markets as quite stable, with modest rent increases on the horizon. I can't speak for Saskatchewan though.

Quote from @Elijah Williamson:

Hey guys. I'm a newer investor from Alberta, Canada. I bought my first property in January 2022, and since then, I've had other deals come to me but none worth pursuing until now.

I had someone approach me asking if I'd like to buy their property. I know the person well which is why she came to me. It's a 2 bedroom/2 bath house that they gutted and redid about 9 years ago. Everything's in great condition honestly. She's asking 100k, seller financing, 0% interest (not a typo). Basically I'll just pay her every month until there's 20% and then I get conventional financing plus I'll pay her enough to cover insurance and taxes. She does want 5% down though. There's a renter in there already paying $900 a month plus utilities. I know the renter personally and he's a good guy from what I know.

My issues I'm having is

1) I'm a little low on capital after my first purchase plus Renos.

2) I've been saving for a house that I can house hack. I own a large rescue dog that doesn't like people so a house hack for me means separate units. Personally I think eliminating my housing cost would benefit me more.

What do you guys think? Should I take this deal or pass on it?

I believe Steve is right. Stretching yourself too thin is a good way to get into trouble. It may be best to wholesale the deal, and build your war chest for the next one.

Anyone who is doing realestate wholesaling in edmonton area can please guide me the little bit process or we can work together. Thanks

There are a number of people who wholesale in Edmonton.  Zaciah Macdonald, Connor Felske and El-Ray Noble are a few that I've had interactions with and Jared Comeau from Calgary has been know to have some interactions in Edmonton as well.

If you would like to know more about the Edmonton network specifically, the Real Estate Investing Morning Show is a great place to network in the morning.

Hey there,

I’m curious if there is anyone in the group that does meetups in Calgary about investing . I’m looking for more of a low key thing (coffee), nothing too formal.

There is an investor meet up the first Saturday of every month in Calgary. A gentleman by the name of Santhosh Nathan I believe organizes it. You can find him on Facebook or Instagram.

Hi everyone, im from spruce grove alberta canada. Looking to start investing next year (currently learning a much as i can).

Anyone familiar with investing in wetaskiwin, red deer or lloydminster alberta? They seem to be more promising locations than edmonton and calgary.

Thanks

Each market has its own submarket, even for rentals. If you're doing single family buy and holds, have you looked at satellites like Beaumont, Leduc and Fort Saskatchewan? Each of these has distinct rental markets and by-laws. Last year, Beaumont changed their zoning for rentals significantly, and Edmonton is likely to do similar once consultations are complete.

If you do look at Red Deer, will your property have access to the purposed hyperloop? Would you have the property when this massive infrastructure project is complete? Transportation is a key consideration for renters, and it is good to know your investment time scope if a big project is likely to influence property values.

Quote from @Alex-Andre Bassett:

Hi Folks,

I'm new to BP and am a 32 yr old aspiring investor located in British Columbia. I am looking for my first commercial real estate deal in Alberta or Saskatchewan, as these markets are more within my reach. I currently own a condo apartment unit and househack it by renting out another room on Airbnb.

I'm looking to be mentored/coached by someone who knows the process of commercial real estate purchases in BC, AB or SK and owns commercial/multi-family real estate (5+ units) and/or has currently done master lease options.

Any recommendations for a good real estate lawyer and real estate agent in these markets would be beneficial too. Looking forward to connecting.

For Alberta, Barry McGuire is a well known Real Estate Lawyer. Real property laws are different in each province, so it may be best to find one specific for saskatchewan if you find a real there.
