Congrats that is so amazing and inspiring. I purchased my first investment property 2 months ago and just closed on my second property last month (duplex) and looking for the next!

I’ve been looking for properties to invest in that meet the flowing critters and I keep falling just short. I’m trying to follow The things I’ve heard Brandon Turner reference.

-1% rule or greater

-Cap rate of 10% or greater

-cash flow of $200/mo+

I’m finding multiple properties that are 1%+ and cash flowing at $200/mo+

But I can’t find the cap rate of 10%+ at the same time, unless I’m looking at class C properties, which I’ve been advised not to consider at first and that I should stick with B class properties. (Yes, I know that’s subjective)

What am I missing or doing wrong here?

Hi. I recently came into a somewhat significant amount of money. I currently live in Denver and have plans to move to Charlotte in 2-3 years.

I’m seeking a recommendation of a couple property management companies in the Charlotte metro area, preferably that specialize in the north or south metro areas.

Also seeking a couple recommendations for the following:

1) real estate professionals that can provide me with some wholesaler contacts and off market property listings.

2) contractor contacts that specialize in rehabs or flips.

I’m looking for an expert that can provide me insight on future highway development, zoning access and ideas, new school development and school districts, neighborhoods, etc.

Recommendations very much appreciated.

I’m searching for a couple investment properties to purchase that already have tenants in place. I can afford to purchase 2-3 class B properties or 4-6 class C properties.

I would prefer to purchase a larger volume of properties with class C, but I’ve spoken to multiple property management companies and they all say they only manage class or B.

Am I not speaking to enough property management companies or do hardly any of them manage class C properties?

Would love a recommendation for Indy or KC if possible.
