Hi Bobby,  

You should be able to subdivide the lots yourself most contractors will not do this for you. It is typically just a matter of going to the county/city filling out the paperwork and getting the property surveyed.  Depending on the complexity it can take some time. Yes i have worked with several contractors in the area.  I would suggest getting the lots divided, get plans drawn up and then get a few quotes from different contractors. The construction industry in the area is in very high demand so having all these items out of the way and then talking to a contractor would be your best bet.

Hi Bobby, 

I would consider duplexes or triplexes depending on your layout of the lot.  I think new construction makes a lot of sense either to buy and hold or flip,  especially if you already have a good contractor.

It is a good idea to send the tenant a check for any balance along with the security deposit claim form. Evict.com Has some good Florida specific articles on this.

Its a nice website, the theme seems more like a florist shop or antique shop but it might be good for your area.  I would list more info about your self and why they should sell their house to you.  Maybe an example of deal you have done or a typical deal.

I don't think it looks that bad for the price of the house, find out where the water is coming from and stop it .  Fill in the cracks stucco and paint.  Not that bad for 70 years of settling.
