Post: Roofing contractor agreement and advise

I have never heard of a roof having 3 layers of shingles 2 but never 3.   The only reason the wood would need to be replaced is if it is rotten.  Here in florida all of the existing wood can stay if its in good condition but must be re nailed with the correct size nail and spacing.  If it has a attic you should be able to inspect the sheeting from the attic.   

I would call another roofer for a quote and meet them at the property to go over the details.

The utilities are in the tenants name and the tenants responsibility. If they don't pay the power company will go after the tenants for the unpaid balance. The only exception I have heard of us small towns that supply water will tack leans onto the property. I have never heard of this with electric.

i never have but i like the idea and i always like finding stuff even if its just the date written somewhere.

They are easy to install just like installing a standard switch. I have never had any one ask or even look to see if you had a dimmer installed. Def not one of the major items on a tenants list. I personally would stay away from them just another thing to break and replace. If they are the knob ones the knobs always go missing.

We recently switched to Sherwin Williams property solutions paint from Valspar 2000 series paint it is a little more but saves time in labor on second coats. We use a off white color satin or egg shell finish doesn't really matter what color. What ever you prefer pick one color and stick with it. If you choose a light enough color you can paint the walls, trim, doors and ceiling all the same color and it looks good. On a high end rentals we do a 2 tone paint job with same color walls and bright white trim.

I have run into this in the past in central Florida and it is not good for the houses wood work the excessive moisture causes doors etc to delaminate. It also makes for a very dirty environment the windows are always open and fan always running stirring up dirt. It can also cause mold because it takes forever for bathrooms to dry.

We offer 2 options to our customers either wait till the end of the month for your owner draw or get paid as soon as the funds are cleared  and have a $200.00 min account balance.   To pay for any bills. 

If work is required we have a hard time getting owners to send money in a timely manner.  It adds a whole other step or 2 to the process.  If there is a minor repair that is needed we need the ability to act on it immediately and on the back end pay our vendor as soon as we receive the bill.

Looks very nice! Well done    What does a house like that go for?    and whats the deal with the blackboard sign in the front yard? 

This is seems to be pretty standard ordnance used by cities as a revenue source.  Most never actually inspect the properties unless there is a report filed on the property. They consider each property/unit as its own business and require an occupational license.  It has been my experience that most single family landlords ignore this ordinance and never register their properties as rentals.  If you own multi family i dont think there is any way around not registering.
