Matt M. new builds are pricey. I'd say the majority of new build SFM are between 400k-600k right now. There are a number of condo / town home developments happening right now which should help in leveling rents, but the city hasn't done a ton in terms of affordable housing, yet. I think we will see a bigger push soon. The problem is average household income up here is 60k-70k.

Adam Roberts , another Atlanta guy out west, nice! Glad to see you made the jump out as well. I went to McEachern. Parkview was always on our toes in XC. Good program there. I'm not going to lie to you, multifamily might be very challenging to get zoned and permitted. A lot of those lots up by horsetooth campgrounds are protected by HOA covenants that wouldn't allow what you are wanting to do. In regards to your question on utilities, some lots up there are ready to go with utilities and others are not. If you end up with one that needs utilities set up, I'd budget about somewhere around $5-10k as a ball park figure (it just depends on what the property needs). If it needs an actually line run out to it, that can be very pricey to set-up. In terms of leads feel free to PM me for something like that and we can talk further.

Hi Adam Roberts , welcome to Fort Collins (early). Are you looking to have the multi-family be your primary residence? Live in part of it and rent out other units? I agree that zoning can be a big hurdle. You have the city to get around if you are within limits or Larimer county if it's outside of that. Do you have a lot already picked out? My advice would be to locate a lot and then work with the city from there. I have some connections in permitting. Curious to hear how it goes as well. PM if you need any help / advice.

Hey @Dawn Vought, i asked my Realtor and he actually doesn't place tenants. I bet a PM would do it for you for a months rent fee or so. I'm sorry, good luck!

I know there were a few people following this post. As it turns out i decided to get out of that contract. I just did not want to deal with a run down property with poor property managers. 

Since then I found another property that i am hoping works. The numbers are actually very similar as before. We're under contract, lets hope this one works out!

@Kevin, i think i'd call it a C neighborhood. Agreed on the management piece. It's a bit of a catch because on one hand, you want the management company to be on it to make sure your house stay in good shape. On the other hand, you don't want a bill for $200 for misc "stuff" each month. In this case, i feel like the PM might have been pretty absent...

So I went there today for the inspection. The downstairs unit was in relatively good condition. The upstairs was different. Very nasty long term tenants who have some pretty severe sanitary issues. This unit needs some pretty major TLC. Clogged and broken toilet that is not fixable broken ductwork and cockroaches (to mention some low-lights). Not sure what I will do at this point. Need to read through the actually inspection report and make a pretty difficult decision. Thoughts?
